The "Malmsheimer Weg" residential area meets the increased space requirements for constructing detached houses. This building zone is located on the north-eastern border of Merklingen, directly adjacent to the existing "Malmsheimer Weg" residential area. The southern periphery of this locality is bordered by the K 1014 district road (Merklingen-Malmsheim), whereas the northern and eastern regions border on open countryside.

This is primarily a residential building zone. In addition to standalone detached houses, semi-detached houses (each having lodger flats), as well as compact design town houses and terraced housing, are permitted. The total requirement is for 134 residential units.



The development in terms of transportation and traffic facilities within the residential area is planned as a concentric loop road design, meaning that the central areas will be connected by residential road links. The overall development design is supplemented by pedestrian interconnections between the access roads.

Because of the noise pollution generated by the K 1014 district road (Merklingen-Malmsheim) in the south, a noise abatement wall (height: 3.5 m) is being established immediately north of this district road.
